What is an off-market home sale?
There are many people who want to buy a home, but, due to the limited number of homes on the market, they are unable to find their perfect home. BK Realty offers a service where we privately market the home to these potential buyers without the use of the MLS.
What are the benefits of off-market home sales?
If a person is interested in your home they will, in most cases, not haggle over the price. This is because they do not want to compete with other potential buyers.
Does my home have to be listed?
No, at least not initially. BK Realty has a pool of buyers that need to purchase due to job relocation, divorce, probate, etc. These buyers will be contacted by BK Realty to let them know of your home and its’ characteristics.
If my home is listed, what is the cost?
If BK Realty is not able to procure, or facilitate a buyer, you will have the option to list the home with a limited-service agreement or exclusive right to sell agreement.
What is a Limited-Service Agreement?
A limited-service agreement is when you hire a realtor to perform limited services. For example, the realtor may just put the home in the MLS for a nominal flat fee and the seller will do all the negotiations with the buyer(s) and buyer agents, if any. The flat fee is negotiable.
What is an Exclusive Right to Sell Agreement?
This is referred to as a full listing where the realtor performs all the duties required to sell the home. There is a listing commission that is negotiable.
Are there any other costs?
There are potential costs for buyer agents. This will be negotiated by the seller(s) and buyer agent, if any. In a Limited-Service Agreement, if the seller(s) want BK Realty to review and explain documents, coordinate appointments, or fill out additional documents, there’s a nominal fee.
